EMCOR Government Services is seeking an Entry Level Reliability Centered Maintenance Specialist (RCM) to support the development and execution of reliability and maintenance programs for a healthcare client. This role will assist with facility asset inventory efforts, help identify asset criticality and candidates for predictive maintenance, and support the development of annual maintenance programs where RCM principles are applied. The specialist will also help implement and execute predictive maintenance activities through EMCOR’s corporate RCM Manager, including vibration analysis, thermography, and oil monitoring, while supporting equipment failure investigations, corrective actions, safety, regulatory compliance, and overall maintenance effectiveness.

· Work directly with our corporate Center of Excellence for Asset Management team (COEAM) in the performance of a large-scale facility asset validation project
· Collect asset data, labeling assets, document conditions, and identify potential RCM asset candidates
· Work with the COEAM team to develop balanced Annual Preventive Maintenance Programs for each facility to include predictive maintenance requirements
· Work with industry standard maintenance programs such as but not limited to NFPA, NETA, ASHRAE, RPSS, etc.
· Assists in drafting and updating reliability maintenance strategy documents and standard operating procedures (SOPs).
· Assist in ranking asset criticality using Reliability Centered Maintenance (RCM) best practices.
· Identifies and implements predictive maintenance technologies. Executes and manages site-wide predictive technologies. This includes hands-on use of tools for Thermography, Vibration Analysis, and Ultrasound, as well as managing the calibration and inventory of PdM equipment.
· Perform route cause analysis on equipment failures by gathering field data, photos, and maintenance history to identify causal factors and track the effectiveness of corrective actions.
· Administers PdM programs for the site. Administration may include vendor selection, program scooping/scheduling, analysis review, and corrective action follow-up.
· Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
· Maintains and updates "Key Performance Indicators" (KPIs) related to equipment uptime, PdM compliance, and asset health
· All other duties/tasks assigned.
· Minimum three (3) years’ experience predictive maintenance (PDM) and/or Reliability Centered Maintenance (RCM) OR minimum five (5) years’ experience in HVAC/HVACR, Electrical, or Mechanical
· Proficiency with CMMS and data‑driven maintenance planning
· Excellent communication, analytical, and time-management skills in a fast-paced environment
· Proficiency in Microsoft Office applications including Excel, Outlook, PowerPoint, SharePoint, and related productivity tools
· Must be able to safely climb ladders, maneuver around/over/under equipment, access crawlspaces, pits, mezzanines, and attics
· Majority of travel to facilities in the San Francisco/San Jose Bay Area. Travel reaching south towards Pismo Beach, east towards Ceres and Fresno and north towards Roseland
Preferred Qualifications:
· Previous experience in facilities or plant management environments
· ISO Category I Vibration Analysis, or IR Level 1 certification
· Degree in Engineering Sciences or journeyman licensed Electrician or HVAC
· Hands-on experience with predictive maintenance technologies, including vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis
· Experience with Root Cause Failure Analysis (RCFA), equipment criticality ranking, PM/PdM optimization, and/or Failure Modes and Effects Analysis (FMEA)
· Comprehensive knowledge of engineering principles related to the design, operation, and maintenance of building systems and mechanical/electrical equipment
