Job Summary

Hill York seeks an Estimator to join our Building Automation Systems (BAS) and Mechanical teams. This position plays a critical role in the successful pursuit and execution of Building Management System (BMS), controls projects, and mechanical projects by developing accurate, complete, and competitive estimates for complex building automation and mechanical systems. Working closely with sales, engineering, operations, vendors, and subcontractors, the Estimator evaluates project requirements, develops project scope, analyzes costs, and helps ensure a seamless transition from estimating to project execution. This is an excellent opportunity for a detail-oriented professional who enjoys solving technical challenges, working with advanced building technologies, and contributing to projects that improve building performance, energy efficiency, and occupant comfort.

Essential Duties & Responsibilities

  • Evaluate bid specifications and drawings for Mechanical and BMS control systems, including chilled water, condenser water, glycol, refrigeration, and other mechanical systems.
  • Review electrical systems as they relate to controls scope and system integration.
  • Develop RFIs, clarifications, and scope reviews to ensure a complete understanding of project requirements and adequate subcontractor coverage.
  • Perform accurate takeoffs and develop detailed cost estimates for controls/mechanical systems and associated components.
  • Analyze project requirements and identify potential technical challenges, labor constraints, integration issues, or other factors that may impact project budgets or execution.
  • Demonstrate an understanding of low-voltage BMS controls, control system topology, networking requirements, and interfaces between controls systems, mechanical equipment, and building systems.
  • Understand the integration of building automation systems with HVAC equipment, lighting controls, generators, and other building systems.
  • Determine controls scope requirements and identify integrated versus non-integrated equipment.
  • Determine mechanical scope requirements.
  • Perform comprehensive bid-day analysis and scope reviews for assigned trades and project requirements.
  • Review bid requirements thoroughly and identify questions, scope gaps, or discrepancies requiring clarification.
  • Prepare subcontractor bid packages and ensure appropriate subcontractor and vendor participation for each project.
  • Develop, maintain, and manage subcontractor and vendor relationships while actively soliciting and evaluating quotations.
  • Communicate project schedules, bid requirements, and addenda to subcontractors and vendors and ensure adequate bid coverage is obtained.
  • Create and maintain bid lists to ensure the appropriate subcontractors and vendors are selected for each project.
  • Enter and maintain all relevant project and estimating information within estimating software and company systems.
  • Collaborate closely with project managers, engineers, operations personnel, and sales teams to ensure estimates, scope assumptions, and project requirements align with operational capabilities.
  • Ensure all bid documents, subcontractor information, vendor quotations, scope assumptions, and project details are accurately transferred to the Project Management team, with a goal of 100% turnover of awarded projects within 24 hours of notification.
  • Review drawings and project costs with the Project Management team and identify areas of concern, risks, and pending subcontractor or vendor awards.
  • Furnish subcontractors with project information, including Project Manager assignments, permit status, and other information necessary to support successful project execution.
  • Conduct site visits as needed to support retrofit opportunities and estimate development.
  • Maintain effective communication with customers, vendors, subcontractors, and internal departments.
  • Submit all bids, budgets, and estimating deliverables by established deadlines.
  • Participate in networking events and industry functions to maintain relationships with vendors and subcontractors.

Qualifications

  • Bachelor's degree in a relevant field of study preferred.
  • 3-5 years of experience within the construction industry, project environments, or business operations.
  • Experience with or willingness to learn Mechanical Systems, Building Management Systems (BMS), Building Automation Systems (BAS), HVAC controls, and related technologies.
  • Understanding of low-voltage controls systems, controls integration, and mechanical equipment applications.
  • Understanding of Chilled water, Condenser Water, Refrigeration Systems.
  • Ability to read and interpret plans, specifications, addenda, and RFIs.
  • Understanding of estimating principles, margins, and project costing.
  • Experience with estimating software.
  • Proficiency in Microsoft Office applications, including Excel, Word, and Project.
  • Strong analytical, problem-solving, and attention-to-detail skills.
  • Excellent written and verbal communication skills.
  • Ability to manage multiple tasks, deadlines, and competing priorities.
  • Strong relationship-building and collaboration skills.
  • Self-motivated with a proactive approach to learning and professional growth.
  • Bilingual (English/Spanish) is a plus.
