Commercial Maintenance Technician
Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs perform preventative, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Conducts “face to face” relationship with Customers to provide quality workmanship and high work standards to maintain a professional working environment. Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.
Responsibilities
Completes preventative maintenance and repairs per work order requirements, following company procedures, regulatory standards, and safety guidelines.
Performs minor plumbing maintenance on existing systems, including unclogging toilets and urinals, replacing valve assemblies and faucet fixtures, and maintaining sensors for automatic flush kits.
Conducts routine painting, carpentry, and general maintenance to keep facilities in like-new condition (e.g., repairing drywall, prepping surfaces, and matching paint).
Repairs and maintains walls, floors, doors, and performs touch-up work to enhance facility appearance.
Performs minor electrical maintenance within state law requirements, such as repairing or replacing fixtures, switches, outlets, light bulbs, ballasts, and sockets.
Completes service and asset inspections as needed.

Regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. Frequently is required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds. Regularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is considered normal. Required to drive a company vehicle daily. Work in an environment where the following safety equipment is needed; steel toe shoes, hearing protection, noise protection, hardhat, eye protection, hand protection, etc. Abide by OSHA guidelines including lock-out/tag-out and HAZCOM guidelines and all other Company and Customer driven safety initiatives. Hours of work are solely defined and governed by business volume and contract schedules. Ability to handle stressful situations and remain calm in the face of the customer.
