Job Summary

EMCOR Government Services has an immediate need for a General Maintenance Worker in Washington, D.C. The General Maintenance Worker (GMW) performs various general building maintenance and repair functions in support of a variety of skilled and semi-skilled craft trades that support mechanical and electrical heating, ventilating, and air-conditioning machinery. This position is covered by the CBA for Local 99. The scheduled hours are : 8:00am - 4:00pm Monday - Friday.


Performs other duties associated with the inspection, operation, maintenance, and repair of refrigeration and air-conditioning and heating equipment. Personnel in this position and expected to work independently and perform work under the direction and guidance of the Chief Operating Engineer/Leads, who assigns, reviews, and inspects the work performed, and provides technical direction and assistance in the performance of all other assigned duties. The building is open to a large volume of visitors 363 days out of the year and all work activities must take that into consideration.

Essential Duties & Responsibilities

• Performs maintenance and repairs with little to no supervision/oversight.
• Assists higher-grade skilled crafts personnel engaged in the miscellaneous skilled labor related functions.
• May “Tour” the facilities on a regular schedule, completing inspections and checks in accordance with tour checklists, maintenance plans, service calls, etc.
• Assisting the trades personnel in building maintenance/repair tasks. These tasks include but are not limited to: making minor adjustment and repairs to HVAC, plumbing, electrical, chillers/boilers, and sewage systems; architectural and structural building components; interior and exterior entrance doors; all door locks, windows, floors systems, roof systems, roof gutters, downspouts, window and floor coverings.
• Assist with the maintenance/repair of site equipment and building structures.
• Performing minor touch-up painting chores consistent with preventive maintenance.
• Performing minor touch-up drywall chores consistent with preventive maintenance.
• Performing minor touch-up concrete chores consistent with preventive maintenance.
• Performing minor touch-up asphalts chores consistent with preventive maintenance.
• Performing minor touch up using joint compound, grout, sealant and caulking.
• Performing preventive maintenance functions while under direction, such as but not limited to changing filters; cleaning cooler towers, heating and cooling coils; cleaning floor drains, grease traps, roof gutters, downspouts; and changing fluorescent tubes and other light bulbs where needed.
• Inform supervisor on any deficiencies found while performing the job.
• Perform other tasks/duties as directed by their leads, chiefs, management.

Qualifications

• Minimum 2 years working in facilities/operations of a similar scope and complexity, working on commercial equipment.
• Possess practical, working experience with a variety of different skilled trades.
• Light carpentry work, be able to demonstrate practical knowledge of tools in trade, including locks and doors.
• Be able to understand written and oral instructions to perform the work required.
• Preferred – Basic locksmith training or willing to learn
• Preferred – Valid DC 3rd Operating Engineer License

Physical Demands

• Heavy physical effort (lift/carry up to 75 lbs.)
• Prolong, extensive or considerable standing/walking.
• Push/pull or move/lift equipment, supplies.
• Manual dexterity and mobility.
• Considerable reaching, stooping, bending, kneeling, and crouching.
