This is a Working Lead position. This position will have oversight of Maintenance Technicians. Along with oversight of the team and operation this person will be expected to assist in tasks as necessary to ensure daily quotas are met. The Site Maintenance Lead must possess strong a strong background and skillset as one of the following: HVAC Technician with Electrical skills, Mechanic/Welder, or Plumber/Pipefitter.
The Site Maintenance Lead / Technician will:
Plan, direct, and coordinate activities of site to ensure that client's needs are met or exceeded by performing facilities maintenance duties to be completed personally and through delegation. Directly oversee and manage full-time associates. Be responsible for all Viox activities on-site. Maintain, repair, install, inspect, adjust facilities equipment and facility infrastructure within their skillset. Estimate, lay out, and schedule jobs. Coordinate preventive maintenance on equipment, plumbing, electrical, overhead doors, dock levelers and other mechanical systems. Perform and coordinates general equipment maintenance, mechanical maintenance, repairs, service call work involving electrical, mechanical and plumbing systems; performs and coordinates incidental carpentry, masonry, painting and plasterwork. The Site Maintenance Lead / Technician is expected to be the key interface between the Facilities Maintenance staff, as well as subcontractors, and the client.
· Assign daily, weekly, and monthly tasks to team members. |
· Monitor work activity of team members, ensuring safety compliance, quality of work, cleanliness, following up if required. |
· Ensure operation adheres to Client and internal guidelines regarding work flow, recording, and reporting. |
· Perform HVAC Technician with Electrical skills, Mechanic/Welder, or Plumber/Pipefitter duties as a technician. |
· Develop key client and team member relationships to foster open, positive, productive work environment. Ensure associates are serving both internal and external clients.

Education (HS Diploma, Under/Graduate Degree, etc.) | HS Diploma |
Business Experience (prior years work/related experience) | Five (5) or more year’s related experience in HVAC/electrical, Mechanic/Welder, or Plumper/Pipefitter trade is required. |

Technical Qualifications & Skills | • Must be able to adapt to rapidly changing situations • On call 24 hours to coordinate activities deemed as emergencies • Possess the ability to work overtime on short notice • Must be self-motivated and have the ability to handle multiple jobs while supervising others |
While performing the duties of this job, the associate is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The associate must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Must be able to work off ladders and scaffolds
While performing the duties of this job, the associate is regularly exposed to wet and/or humid conditions, moving mechanical parts, outside weather conditions, and vibration. The associate is occasionally exposed to extreme cold, extreme heat, risk of electrical shock, explosives; high, precarious places; fumes or airborne particles; and toxic or caustic chemicals.
The noise level in the work environment is usually moderate.
